A 190-room building designed as a condo hotel has opened as Ramada Residences by Wyndham Tulum, which its operator presents as the first of its kind in Mexico.
Manuel González Guerrico, who represents the operating company Ruha Hospitality, said the developer originally conceived the building as a condo hotel and later chose to tie it to an international chain to give it a stronger commercial footing.
The opening puts 190 new rooms on the market weeks before Tulum's winter high season, under a brand from the Wyndham Hotels & Resorts portfolio. For a property like this one, a chain affiliation usually means access to the brand's global reservation system and its loyalty program, Wyndham Rewards, along with a name that U.S. and international travelers already recognize.
A condo hotel plan that took five years to land a global brand
The project started roughly five years ago, according to González Guerrico. The developer weighed several options before closing the agreement that brought the building into Wyndham's portfolio.
Ruha Hospitality has operated in the municipality for more than five years. González Guerrico said the company still sees Tulum as an attractive place to develop hotel projects, citing its standing as a destination and the room for growth across the Riviera Maya.
Ramada Residences Tulum was designed around latticework and natural airflow
The building relies on latticework screens, known in Mexico as celosías, to move air through its spaces without depending entirely on mechanical cooling. González Guerrico also pointed to finishes and furniture he described as carefully selected.
He said the design has received architectural recognition. The specific awards were not detailed.
Coworking, laundry, and a breakfast operator on the way
Guests have access to a pool, a gym, coworking space, laundry facilities, and housekeeping during their stay. Staff also handle personalized requests, including reservations and transportation.
Breakfast is next. The operator is seeking a food and beverage company to operate a commercial space in the building, with the goal of serving breakfast to guests.
16 direct jobs at opening, with 30 to 35 more among suppliers
The hotel created 16 direct jobs and between 30 and 35 indirect ones, mostly tied to suppliers and complementary services. González Guerrico said those numbers could rise as operations mature and the property adds new services.
December projections set at 25 to 30 percent occupancy
The operator expects occupancy to be 25 to 30 percent in December and projects it will exceed 40 percent starting in January 2027. González Guerrico framed both figures as targets for the hotel's first stage of operations.
To bring in more visitors during the high season, Ruha Hospitality is working on partnerships with beach clubs, cenotes, and event organizers.
The first test of those partnerships comes in January, the month Ruha Hospitality has set for clearing 40 percent occupancy.
